Setting the Stage: Sharon Hill
It was the first week of March 2020 when I met a couple who wanted to sell their double-wide mobile home and move up North. Their property was in my target area, but it needed significant repairs—and I suspected there were hidden issues behind the walls.
After meeting with the wife, I could tell she was motivated. We talked about a deal where I’d give them a small amount to move and take over their mortgage. It was clear, though, that I needed to build more rapport to get them fully on board, so I stayed consistent with texts, phone calls, and conversations.
Analyzing the Numbers
My exit strategy would need to be owner finance exit strategy to someone willing to make the repairs. Here’s how the numbers looked:
- Purchase Price: $120,000
- Closing Costs: $1,000
- Repairs: +/- $5,000
- Total Costs: $126,000
- Subject-To Balance: $110,000
- Estimated Value: $130,000
