I Don’t Regret Selling
I don’t regret selling the properties I’ve sold, even though I would have hundreds of thousands of dollars more in equity today. The reason I don’t have regrets is that selling those properties allowed me to put that money to work at a higher return, which helped me grow faster and get to where I am today.
At that time, my number one goal was cash flow. Focusing on cash flow gave me the best return of my life! Today, I do focus a little more on equity, but in three years, who knows? My goals might shift again, and I may decide to sell some of the properties I have now.
The key takeaway is that we’re always making the best decision we can for our current state of life. Having a clear vision helps you set goals that align with your life, allowing you to make decisions that best serve your future.
I strongly encourage you to develop a life vision—it will help guide your business decisions so that they serve your long-term aspirations, not just your immediate needs.
As Peter Fortunato wisely says:
“Use what you have, to get what you need, to get what you want.”
Selling for the Right Reasons
Selling isn’t a loss if the proceeds can be put to better use. For example, I once sold a property that had decent cash flow but little potential for appreciation. I used the proceeds to buy mobile homes and my cashflow went up 857%, and the appreciation ended up being significantly higher. The key is to regularly reassess your portfolio and be willing to adapt when necessary. Sometimes, selling a property can free up capital for new opportunities that will propel your business forward.
